By booking this property, you agree to follow the house rules below. Failure to follow these rules may result in additional charges, cancellation of the reservation, and/or removal from the property. General Rules **No parties or unauthorized events.** Parties, large gatherings, and unauthorized events are strictly prohibited anywhere on the property. **Events require prior written approval.** If you would like to host a networking event, brunch, small gathering, or similar event, please contact the host before booking. Additional fees, rules, and written approval may be required before any event is permitted. **No smoking inside the home.** Smoking is strictly prohibited inside the home. Smoking is only permitted outside in approved areas. Evidence of smoking inside the home, smoke odor, or improper disposal of smoking materials may result in additional cleaning or damage charges. **Quiet hours are from 10:00 PM to 11:00 AM.** Please respect our neighbors and keep noise to a minimum during quiet hours. Loud music, outdoor gatherings, and disruptive noise are not permitted during this time. **No illegal drugs.** Illegal drugs are strictly prohibited on the property. Violations may be subject to applicable Georgia law. **No pets.** Pets are not permitted unless approved in writing by the host. Service animals are handled in accordance with Airbnb policy and applicable law. **No candles, incense, or open flames.** Burning candles, incense, or similar items is not permitted inside the home. **No grilling unless approved.** Grilling or use of outdoor cooking equipment is not permitted unless expressly approved by the host in advance. Occupancy and Guests **Maximum occupancy: 10 guests.** Only guests listed on the reservation are permitted inside the home unless prior approval is given by the host. **No unauthorized overnight guests.** Any additional overnight guests must be approved by the host before arrival or during the stay. **Guest names required.** Please provide the first and last names of all guests who will be staying at the property. Please also notify the host if any additional visitors will be coming to the home, even if they are not staying overnight. **Extra guest fees may apply.** Guests beyond the approved reservation count may be subject to additional charges and/or cancellation of the reservation. Safety Rules **Do not leave the stove, fireplace, or fire pit unattended.** For everyone’s safety, please never leave any heat source, flame, fireplace, stove, or fire feature unattended. **Fire pit table requires host approval.** Please contact the host before using the fire pit table located on the back deck. Unauthorized use may result in an additional charge. **Children must be supervised.** Children must be supervised at all times, especially around outdoor furniture, decks, stairs, fire features, and other potentially hazardous areas. Check-In, Checkout, and Deposits **Unauthorized late checkout is not permitted.** Late checkout must be approved in advance by the host. Unauthorized late checkout may result in additional charges. **Security deposits may be required for certain reservations.** A refundable deposit may be required for large groups, guests age 25 and under, and longer stays. Deposit amounts may vary depending on the size of the group and length of stay. Care of the Home **Please treat the home with care.** Guests are responsible for any damage, missing items, excessive cleaning needs, or rule violations caused during their stay. **Report issues immediately.** Our home is professionally cleaned, maintained, and inspected before each arrival. If you notice any damage, stains, missing items, or concerns when you arrive, please notify the host immediately so it can be documented. **Do not move or remove furniture.** Indoor and outdoor furniture should not be moved, removed from the property, stood on, jumped on, or used in a way that may cause damage. **Clean up after use.** Please clean up after yourself when using indoor and outdoor spaces. This includes wiping down tables after eating, disposing of trash properly, and leaving outdoor areas tidy. **Use makeup towels provided.** Black makeup towels are provided for makeup removal. Please do not use white towels or linens to remove makeup. Smoking Policy Smoking is only permitted outside the home and is never allowed inside the home or on the back deck. Guests who smoke outside must: * Keep all doors and windows closed to prevent smoke from entering the home. * Properly dispose of cigarette butts, ash, and smoking materials in appropriate receptacles. * Never throw cigarette butts or ash on the ground, in planters, or on the deck. * Take precautions to prevent smoke odor from entering or remaining inside the home. Guests are responsible for any cleaning, odor removal, discoloration, burn marks, or other damage caused by smoking or smoking-related materials. Violation of the smoking policy may result in additional charges and/or early termination of the stay. Mail and Deliveries Short-term guests may not receive mail at the property. Long-term guests must request and receive written permission from the host before arranging mail delivery. Agreement By booking this home, you acknowledge that you have read, understood, and agreed to these house rules. You also agree to take responsibility for the property and its contents during your stay.

You will have exclusive and private access to the entire home during your stay. This includes all bedrooms, bathrooms, the kitchen, both living areas, the dedicated office space, and the private backyard with its deck and fire pit. Free parking is available on the premises.
